What Crown Center Security will invoice

Beginning January 1, 2010, owners of Santa Fe Place and San Francisco Tower will be charged $25 per response by Crown Center Security to individual residences.

Crown Center provides many security services to Santa Fe Place at no cost. The new charge, which the Board finds reasonable, is a result of the number of responses to our building. The objective is to reduce the number of Officer responses; not to generate revenue. The Good News: A review of the types of security calls indicates that the vast majority are easily avoided with the leading cause being lock outs and the runner up being the “burned toast” activating the smoke detector.

What we will be charged for:
  • Any summons generated from within the residence including those caused by a malfunction of the smoke detector or alarm panel; both owned by the homeowner.
  • Security Officers accommodating entrance to the home, i.e., lock outs. Note: During office hours, contact the Santa Fe Place office for management assisted access to your home. Because lock outs after

What we will not be charged for:

  •  Security responses to common areas of the building. (Power failure, etc.)
  • Security responses to the exterior (intrusion beams, etc.)
  • Disturbances, etc., anywhere outside a unit (driveway, corridor, etc.)
  • Admittance to or from Crown Center after the perimeter doors to Crown Center Shops have been locked. Ex: Security will open the doors to the shops but there will be a charge for opening the door to Santa Fe Place because we are without keys.
  • Escorting Hallmark employees home. (This is a function of Hallmark Security.)

 Important information:
  • All Santa Fe Place security systems are hard wired to Crown Center Security.
  • Contact the management office for repairs to any security system. The systems are limited common area and, as such, any repairs or alterations must be handled through the Association Management and billed to the homeowner.
  • Once an alarm has registered at Security, Officers will respond confirming that no risk to the owner or others exists.
  • We cannot warn Security and then disable a smoke detector in anticipation of setting it off. If you anticipate repairs or renovations to your home impacting any security system, contact the management office in advance.
  • Smoke detectors are not re-set at the security panel within the home and there is not an “off” button on the detector itself. The electrical breaker, normally #9, must be turned off to silence an activated alarm. When the air has cleared, the breaker can be turned on returning the detector to operation.

What we can do to proactively avoid charges:
  • Review all instructions in the SFPC resident manual for the operation of the Security Systems.
  • Keep the filters of our ranges and microwave ovens clean.
  • Use the kitchen exhaust when cooking. (Turning bathroom lights on to activate bath exhaust as well as turning on air handler fans is also helpful.)
  • Keep the smoke detector clean and dust free. (See cleaning instructions in the Resident Manual) Replacement detectors may be installed by contacting the management office. The cost is $65.
  • When renovations or repairs to your home could activate an alarm, contact the management office in advance. Ex: If an electrician will be working, the management will communicate with Security.
  • Consider swapping keys with a neighbor and programming them in to your cell phone.
  • Share information with frequent guests, cleaning people and contractors!

Questions or special concerns? Contact the management office at 816-421-0077.

Survey

A survey has been posted in the laundry room asking for your input on whether or not we should purchase 6" risers for one washer and dryer in each laundry room. A 6” increase is the highest we can go and still be ADA compliant. The cost would be approximately $220 per room or $1540 total for 7 rooms. To express your opinion, please enter your name on the survey sheet under the desired coumn:
  • Yes, please add the riser
  • No, I do not need the riser
The survey will run from Oct.24 thru Oct. 30. On November 1 the surveys will be collected and the board will make a decision based on the results.

Meet your neighbor

Carl DiCapo

One of our more illustrious residents here at Santa Fe Place is Carl DiCapo. We all live on a street that bears his name, as decreed in Resolution No. 030156.  Cliff Drive dedicated a fountain in Kessler Park in his honor. DiCapo championed the rebuilding of the Liberty Memorial and is responsible for raising over $6 million for the National World War I Museum and currently serves as Special Assistant to the President of the museum. All you have to do is enter his name in an Internet search engine, and you get hundreds of hits. Click the links below to read about some of his many accomplishments. The first link is the most recent article that appears in the Kansas City Star:

Kansas City Star

No newspaper was at our door this morning! Did that happen to anyone else? If so, leave a comment so we can figure out if our carrier is dropping the ball or if we were victims of theft!

We called around 8:45 a.m. to report this incident and were told someone would bring our paper shortly. The paper arrived at 9:20 a.m.

If your paper is missing you can call 877-962-7827 and press 3. The IVR (that annoying series of commands to press one for this, press two for that) will ask you to enter your home phone number and your address number. If you aren't successful in the IVR, you can press zero for an operator.

2nd Saturday @ Crossroads

Betty Cockburn, Kathy Warner, Nancy & Conrad Knab

Forty people from all over the city took advantage of the lovely weather to tour the Crossroads' 2nd Saturday.

One of the highlights was Engel Bindery Co. at 322 Souhtwest Boulevard where we saw a demonstration of book binding and letterpress techniques. The owner of this shop employs 2 people who bind books mostly by hand sewing. Book covers are diecut with Kluge presses from the 1940s. Gold foil emboss is added by a hand press. Do you have an old Bible you would like to have re-bound? Or a collection of magazines you would like bound together? Take it to Engel Bindery!

We also visited the Webster House, a 19th century school house named after Daniel Webster who started a school there in 1885. It remained a school until 1932. Before being purchased and renovated by Shirley Helzberg it was a framing and art shop. There is no original woodwork inside but the building retains the original footprint. Old photos of the building revealed a bell tower, so one was added. Building the bell tower required the creation of 5,000 hand-made bricks for the porch area to match the rest of the building. Construction on the building took 2 1/2 years.

When the walls were being gutted, the original schoolroom blackboards were revealed, all with original writing on them. Be sure to go up to the 2nd floor and look in the SE corner to see one of the blackboards on display.

About the only other thing that is original to the building are the stained glass windows which had to be restored.

The Webster House is filled with beautiful antiques for sale on the first floor. The 2nd floor has a restaurant and party rooms. Lunch is served M-Sat, and happy hour and dinner is served W-Sat.

The next 2nd Saturday event will be April 11 and will tour the east side of the Crossroads.

Frugal Friday

A evening of pizza in the lobby was enjoyed Friday by a group of SFP residents. In the photo to the right are Vicki DeBlase, Rebecca Wilkie, Mary Merola, MaryWalkling and Barbara Ross.

In April the social committee is planning a pot-luck in the lobby. Bring a dish to share, and byob.

One of the 5 hot water heaters that we share with San Francisco Tower will be replaced Tuesday morning, March 10. This is the 2nd of the 5 water heaters to be replaced. The remaining 3 will be replaced one at a time, hopefully over a 5-year time period. The cost of the replacement is shared with SFT 60/40 (SFT pays 60% and SFP pays 40%.)

We will not have hot water during the installation, approximately 9 am-noon; however, cold water will still be available.

New unit door locks

Due to the increasing age of the door locks to our individual units, the mechanism could wear out and break. When that happens, you could be locked inside your unit until our building engineer can remove the defective lock and let you out. He would then replace your door lock set with one from our existing, dwindling inventory.

Curry has suggested replacing all unit door locks with what they are calling “ADA compliant” door locks. (I have not found any official ADA regulation that requires individual condo owner door locks to be changed to this device.) These door locks Curry is recommending have a lever that would be easier for a handicapped person to maneuver; however, the deadbolt has to be locked from the OUTSIDE with a key!

Crown Center converted 17 SFP units on the 2nd floor prior to going condo. San Francisco Tower has converted 5 units on the 5th floor to these new locks. Some SFT owners are not happy with the cost or the functionality of having to lock it from the outside.

The new door locks cost around $900 each, including labor. (Our maintenance engineer will not be installing them.) This would cost us between $80,000 and $100,000 for new door locks for the entire building.

If one person required one of these lever-keyed door locks then should all door locks on that floor also be changed to present a uniform appearance? Or can each person have a choice of what kind of door lock they want? Or should we replace ALL door locks? Do you have to lock the deadbolt from the outside? Or can you leave it unlocked?

Please click the SFP Forum link to the right to express your feelings!

And remember, the blog is for owners to discuss issues among themselves, and what you read in the blog has not been OFFICIALLY BLESSED! Only the newsletter contains official information.
